1,589 Tamil Nadu projects are past their committed completion date. Here is how to read that before you book

A RERA registration is a promise with a date on it. The validity date is the completion the promoter committed to the regulator — and unlike a brochure timeline, it is public, parseable, and checkable against today's calendar. So we checked all of it.

Being past the date is not automatically a stalled project. Some have completed and simply not filed the update; some hold extensions we have not yet parsed; some are genuinely delayed. That ambiguity is exactly why the flag matters: it is the question you take to the builder, with the government record open on your phone.

The three answers you can get

"We completed — here is the filing." Verify it. A completion certificate resolves the flag entirely. "We took an extension." Legitimate, but ask how many and why — serial extensions are a delivery-culture signal, and our builder dashboards count them per promoter. "It is delayed." Then your payment schedule, not the builder's brochure, should reflect that reality.
